The entrance into the largely open plan property leads to a dining area, with wood burning stove, off which is a breakfast bar and well equipped kitchen with gas hob, electric oven, microwave, dishwasher, fridge/freezer, kettle, toaster and coffee machines, plus all the essential kitchen utensils, glasses, cutlery and crockery.

The sitting room, with feature open fireplace, has two three-seater sofas, two tub chairs, coffee table, flat screen TV with ‘Free Sat’, plus DVD player and ipod docking system.

There are three bedrooms, two on the ground floor, both of which have double beds. Also on the ground floor is the bathroom, with bath, basin and large shower, plus a separate WC. Adjacent to the bathroom is the utility room, which can also be accessed from outside, with a washing machine and additional fridge/freezer.  The second WC adjoins the utility room.

The mezzanine floor, which is reached via rustic open tread wooden stairs, has seating and a TV for watching DVD’s plus a selection of games and lots of books for holiday reading.  This leads through a low doorway cut through the two foot thick stone wall to the third bedroom, which has a double and single bed.   This delightful bedroom is built in the eaves and therefore has restricted height sloping ceilings.

Outside, on either side of the property, there are sunny terraces, ideal for positioning the charcoal BBQ, plus a covered terrace for eating out at all times or relaxing in the shade. For the more energetic, there is table tennis, badminton and boules.

The kidney shaped swimming pool has integral steps and is open from May/June to September, weather permitting. Great for children and adults alike, it has a shallow shoulder around the edge, with deeper water in the middle. Sun loungers and parasols are provided, together with pool toys. All linen, towels and swimming towels are included. Travel cot, high chair and baby equipment provided free, for those travelling with babies and young children. Sorry, no pets allowed or smoking inside the cottage.

Set within five acres of lawn, woodland and wild areas, this property is perfect for those seeking peace and tranquility, with lovely walks and cycle rides, yet within easy driving distance of the many attractions of the beautiful Lot Valley. Dating from the 13th Century, Laroque-Timbaut is the nearest town, within five minutes drive from Cap del Bosc. It has everything you might need for day-to-day provisions, including: boulangerie/patisserie, Carrefour supermarket, butcher, two café/bars, two restaurants, Credit Agricole Bank, Post Office, Vet, garage, Catholic Church, self-service 24 hour petrol station and garden centre.

The larger towns of Villeneuve-sur-Lot and Agen are both approximately 20 minutes drive away and offer extensive shopping facilities.
